New homes put on watch list
ECHELON Estate residents are keeping a close eye on the progress of a number of house blocks being developed by investors in the National Rental Affordability Scheme.
It has been confirmed by the selling agent that 12 house blocks in the estate are being developed by a project builder involved in the NRAS scheme.
While some residents have expressed concern, albeit anonymously, that the quality of homes being built will reduce property values, Echelon Estate developer Cliff Andreassen said the proof was in the pudding.
"If you go and look for yourself, the builder appears to be doing everything right," he said, adding that when he was approached by the developer, it was of his utmost concern that the homes would meet the standard of the estate.
"Whilst they had every right to buy there and do what they liked, we negotiated with them to have certain conditions met and they agreed. The main thing we were concerned about was the appearance of the houses. They needed to be of a certain standard... to meet the standards we expect for the estate."
One of major issues Mr Andreassen had with the developers was their desire to build houses without eaves.
He strongly objected to that and made sure the homes included a facade and landscaping.
"I believe they will be putting a good front on them all. All the houses will look different and they'll be landscaped front and back because we asked them to. They're claiming these homes will be no different to other houses in the estate. I understand they have upgraded the design compared to some others they have done."
Besides no covenant ruling, the project builder has agreed to enforce maintenance and upkeep of all 12 properties and ensured Mr Andreassen there was a good program in place.
Until this is proven, some established residents are holding off on doing any improvements to their properties.
